Property Cleanup in Maitland

If brush, vines and old debris piles have taken over part of your property, we clear it back to usable ground and haul everything away. Before any saw or trimmer starts, we walk the yard and flag what could hurt someone, from wasp nests to buried sprinkler heads.

What a Property Cleanup Covers

A property cleanup is a one-time reset for a yard that has been left alone too long. That could be a rental between tenants, a house you just bought, or a side yard nobody has walked in a few summers. It goes deeper than a seasonal cleanup. We deal with established brush, woody vines, junk piles and the hazards that build up underneath them.

Overgrowth hides things. Under a mat of smilax or air potato vine there may be rusted fence wire, broken pavers, a forgotten irrigation valve box or a fire ant mound. That is why we start every job by finding and flagging hazards, not by firing up a brush cutter. Working in that order protects our crew, your family and your pets, along with the parts of the yard you want to keep.

What the Work Includes

Hazard sweep and flagging

We walk the area first and flag sprinkler heads, valve boxes, low wires, wasp and hornet nests, fire ant mounds and sharp debris. Anything that could be thrown by a string trimmer gets picked up by hand.

Brush and overgrowth removal

We cut back saplings, volunteer trees and invasive shrubs like Brazilian pepper, along with overgrown hedges. Cuts are made low and clean so stubs don't become tripping hazards.

Vine pulling

Woody vines such as smilax, Virginia creeper and grapevine come off fences, trees and walls by the root crown where we can reach it. Cutting only at the top leaves a live root that regrows within weeks. Poison ivy is bagged, never mulched or burned.

Debris and junk haul-off

Fallen limbs, old leaf piles, rotted lumber, broken pots and loose yard scrap are loaded and taken away. Green waste and non-green debris are separated so each goes to the right disposal site.

Final grade and rake

We rake the cleared ground smooth and blow off walks and the driveway. We also check that every flagged sprinkler head is still intact and visible.

Signs Your Yard Needs a Full Cleanup

You can't see the fence line
When vines and brush have swallowed a fence, the weight pulls on posts and rails, and moisture rots the wood faster. Clearing it now can save the fence.
Saplings growing against the house
Volunteer trees within a few feet of the foundation or roofline put roots near slab edges and branches against siding. They are far easier to remove at two inches thick than at ten.
Piles nobody wants to touch
Old brush and lumber piles are where rats, snakes and wasps settle in. If your family avoids a corner of the yard, that's the corner we start with.
Sprinklers that spray into brush
Heads buried in overgrowth waste water and leave the open lawn dry. A cleanup exposes them again, and our irrigation service can adjust them afterward.
Getting a property ready to sell or rent
Buyers and inspectors notice overgrowth against the structure and debris on the lot. Clearing it gives a clean slate for mulch, sod or new plantings.

How a Cleanup Day Runs

  1. 1

    On-site walkthrough

We walk the property together, mark the plants, borders and features you want kept, and pick a spot where the haul-off truck can park. You get a written estimate that lists each area and task.

  2. 2

    Hazard check before cutting

On the day, the crew repeats the hazard sweep and flags anything new. If grubbing out roots near buried lines is part of the job, we arrange a Sunshine 811 locate first. Kids and pets stay inside or away from the work zone while saws and trimmers run.

  3. 3

    Cut, pull and stack

We work from the outside edge inward, cutting brush, pulling vines and stacking material at one loading point. That keeps the trips across your lawn to a minimum.

  4. 4

    Haul-off and final check

Everything is loaded and removed the same visit when the volume allows. We rake, blow off hard surfaces and walk the yard with you to confirm nothing was missed.

What Moves the Price

Cleanup pricing comes down to how much material there is, how hard it is to reach and where it has to go. We price after seeing the property, not from a photo, because density and hidden debris change the labor a lot. Your estimate breaks the job into line items so you can see what each part costs.

Volume of haul-off
The number of truck or trailer loads is often the largest single factor. Wet green waste is heavy, and summer growth adds bulk quickly.
Type of growth
Soft weeds clear fast. Woody vines, Brazilian pepper thickets and saplings over a couple of inches thick take saws and more time.
Access to the work area
A narrow side gate, a slope, or a backyard reachable only by wheelbarrow adds labor compared with a yard the truck can back up to.
Non-green debris
Lumber, scrap metal, old fencing and concrete go to different disposal sites than yard waste, and some carry separate fees.

Property Cleanup Questions

How is this different from your seasonal cleanup?
Seasonal cleanup is routine upkeep on a yard that's already maintained: trimming, leaf removal and bed tidying. Property cleanup is for neglected ground with established brush, vines and debris piles. Many customers start with a property cleanup, then switch to seasonal cleanup or regular lawn care to keep it that way.
Will you damage my sprinklers or anything buried?
We flag every sprinkler head and valve box we can find before cutting, and we pick up loose debris by hand in those areas. If the job involves digging out roots, we arrange a utility locate first. Anything we expose gets checked again at the final walkthrough.
Can you remove poison ivy?
Yes. Our crew wears long sleeves and gloves, pulls the vine with as much root as possible and bags it for disposal. We never burn or mulch it, because the oil stays active on dead stems and in smoke.
Do I need to be home?
Please plan to join us for the first walkthrough, since you're the one who decides which plants and features are worth saving. On the work day itself you can be at the office or out running errands. Just leave the gate unlocked and keep pets indoors until the crew has packed up.
What happens to the stumps left behind?
Brush and small saplings are cut flush with the ground. Larger trunks leave a stump, which can be handled with our stump grinding service on the same visit or later. Large trees are covered under tree trimming and removal.
Is financing available for a large cleanup?
Yes. Financing is available up to $100,000 on 2–12-year terms, and paying it off early carries no prepayment penalties. Some customers use it when clearing the yard is the first phase before new sod, planting beds or a full landscape design.
